Concrete: As a general rule, concrete should be resealed every 2 to 5 years. The exact timeline depends heavily on the type of sealer used, the amount of vehicle traffic, and the weather conditions. As Calgary has more freeze-thaw cycles than anywhere else in Canada our concrete gets more damage than other areas. Penetrating Sealers (Silanes/Siloxanes): Every 3 to 5 years. They sink deep into the concrete pores and bond chemically, meaning they will not wear away from tire traffic.Topical Sealers (Acrylics/Polyurethanes): Every 1 to 3 years. These form a protective film on top of the surface and physically wear down from tires, snowplows, UV, and walking.Asphalt: As a general rule, asphalt should be resealed every 2 to 3 years. Resealing too often can cause the sealer to peel and crack, while waiting too long leaves the pavement completely unprotected against the elements.New Asphalt: Wait 90 days to 1 year before the first application. New asphalt must shed its light oils and fully cure first, or the sealer will not bond.Routine Maintenance: Every 2 to 3 years after the initial coat. This maintains a strong waterproof and UV-resistant barrier.Old, Neglected Asphalt: Every 1 to 2 years if the pavement is heavily oxidized, gray, or highly porous, just to keep it stabilized until it needs repaving.
