What Is Wrong With My Concrete!

Concrete sealer problems can be extremely frustrating for homeowners. When your concrete doesn't look good after being sealed and/or the sealer is not doing what it is supposed to it can be very aggravating. However, the experts at Calgary Driveway Sealing are here to help.


Here are a few of the most common concrete sealer issues we see when we arrive at a home:


Concrete is bubbling - 2 causes

  1. The first cause of bubbling sealer is that the sealer was applied too thick. If too much sealer is applied the air displaced through the surface can’t escape and it forms a bubble in the sealer surface. Acrylic concrete sealer should be approximately 5 millimeters thick when wet and only 2 millimeters thick once it has dried. For comparison, a sheet of copy paper is about 10 mils thick and a credit card is 120 mils thick.

  • This is why Calgary Driveway Sealing uses a sprayer and a back roll process to ensure the sealer is applied at the correct thickness.

  1. The second cause of bubbling sealer is that the concrete was too hot when the sealer was applied. If the concrete is too hot the the sealer will “skin over” and dry on the surface before the solvent has evaporated. The pressure of the solvent trying to evaporate will form a bubble in the sealer surface.

  • This is why Calgary Driveway Sealing uses a surface temperature gun to ensure the concrete we are working on is safe for sealant application.

To fix the bubbling sealer issue we would utilize sandblasting to restore the concrete to its' original condition and then do a complete and proper sealant application.


Concrete is hazy/milky/blotchy

  1. This haziness/milkiness/blotchiness is caused by too much sealer being applied. If the sealer is applied too thick this will cause ground moisture to become trapped under the sealer. When this occurs, the trapped moisture & the air under the debonded sealer takes on a refractive index which makes the sealer appear white to the human eye.

    • This is why Calgary Driveway Sealing primarily pressure washes on Day 1 and seals on Day 2. We know a lot of people like to wash & seal in the same day, but the risk is generally not worth the reward.

Concrete has roller lines/lap marks

  1. Lap lines and roller marks can ruin your curb appeal. These two issues are obviously caused by using rollers to apply your sealer. When rolling on an acrylic sealer you have no control over how much sealer you are putting down with a roller. The amount of sealer on your roller and the pressure being applied can vary greatly from 1 pass to the next.
